What to Do When Your Roof Is Leaking
Safe practical steps to limit damage during a roof leak, information to give your roofer and when urgent professional help is needed.
A roof leak is stressful, but the first priority is personal safety. Water can weaken ceilings, reach electrical fittings and make loft spaces hazardous.
Make the area safe
- Keep people and pets away from bulging ceilings or falling plaster.
- Do not touch wet light fittings, switches or wiring.
- If water is affecting electrics, seek advice from an appropriately qualified electrician or emergency service.
- Move possessions only when it is safe to do so.
- Place a container beneath a drip without standing directly under a damaged ceiling.
Do not climb onto the roof
Wet tiles, fragile coverings, high winds and hidden defects can make roof access extremely dangerous. Do not attempt to place a sheet or carry out a repair from a ladder.
Record useful information
- When the leak started and whether it changes with wind direction
- The room and position where water appears
- Safe photographs or video of the internal symptoms
- Whether tiles or debris have fallen outside
- The roof type and any known previous repairs
- Access constraints such as height, extensions or shared passages
Temporary and permanent work are different
An urgent attendance may focus on making the roof safe or reducing water entry. A permanent repair may require better weather, scaffolding, matching materials or further investigation. Ask the roofer to distinguish those stages clearly.
